What Is Soft Washing?

Direct Answer

Soft washing is a low-pressure exterior cleaning method (40–100 PSI) that uses professional cleaning chemistry to kill and remove biological growth — mold, algae, mildew, and bacteria — from exterior surfaces. The chemistry does the work, not the water pressure. It is safe for roofs, siding, masonry, wood, and painted surfaces that high-pressure washing would damage.

How Soft Washing Works

Soft washing works by applying a professional cleaning solution at very low water pressure — typically 40–100 PSI, which is comparable to a garden hose. At this pressure, water is a delivery and rinse mechanism only. The actual cleaning is done by the chemistry in the solution.

Professional soft wash solutions contain biocides — compounds that kill biological organisms at the cellular level. When applied to a surface colonized by algae, mold, mildew, or bacteria, the solution penetrates the organisms' cellular walls and kills them permanently. Dead organisms then rinse away with normal rainfall or a final low-pressure rinse.

This is fundamentally different from pressure washing, which physically dislodges organisms through mechanical force without killing them. Soft-washed surfaces stay clean 2–4 years because the biological source is eliminated; pressure-washed surfaces may look clean for 6–12 months but organisms regrow from surviving root systems.

What Surfaces Benefit from Soft Washing

Asphalt shingle roofs

The only safe method — pressure washing voids warranties

Vinyl, wood & fiber cement siding

No water intrusion or surface damage

Brick and masonry

Essential for historic structures

Painted surfaces

No paint stripping or lifting

Wood decks and fences

Kills mold at cellular level

Agricultural buildings

Safe around livestock

Stucco and EIFS

No pressure damage to fragile surfaces

Four-board horse fencing

Safe for painted fences and grazing horses

ClenzO₂: What We Use and Why

We use the ClenzO₂ oxygen-powered cleaning system for virtually all applications. ClenzO₂ uses active oxygen chemistry — not bleach as the primary active agent — to break down and kill organic material. This matters for several reasons:

  • Safe around horses, livestock, pets, and children after rinse-down — making it appropriate for horse farms and properties with pets
  • Safe for established landscaping — we pre-wet plants before application but ClenzO₂ poses minimal risk even if residual contact occurs
  • Biodegradable — breaks down naturally without accumulating in waterways or soil
  • EPA-conscious formulation — does not rely on bleach concentrations that can damage ecosystems
  • Effective across the full spectrum of biological growth: algae, mold, mildew, lichen, bacteria, and fungi

Soft Washing in Kentucky's Climate

Central Kentucky's humid climate — averaging 45–50 inches of annual rainfall with warm, humid summers — creates ideal conditions for biological growth on every exterior surface. Algae, mold, mildew, and lichen establish themselves rapidly and compound over time.

This makes soft washing particularly valuable in Kentucky. Annual or biennial treatment prevents biological growth from establishing itself deeply enough to cause structural damage. Homeowners and farm owners who maintain regular soft washing schedules consistently report longer surface lifespans, fewer major repairs, and properties that look consistently well-maintained.
